Proposes two 4-story waterfront hotels fronting Utica Harbor totaling 214 guest rooms (one 96-room hotel and one 118-room hotel, logged in Hotel Rooms), 82 apartments/townhomes across 21 3-story buildings (twenty 4-unit buildings and one 2-unit building with ground-floor parking) situated between the hotels and the Mohawk River, and a 6,000 SF central clubhouse with outdoor amenities.
